Pool and Cabana Rules of Conduct

Welcome to Stripers Landing Community Pool & Cabana


The following rules of conduct apply to all property owners, residents, their guests, as well as those who are renting.

Pool hours are 9:00 am – 10:00 pm (subject to change)

 Pool Rules
  1. The pool is open from 9:00 am until 10:00 pm.
  2. Lifeguards will not be present at the pool facility.
  3. All persons using the pool area do so at their own risk.
  4. Showering, after being in the lake, is mandatory.
  5. No glass or animals are allowed in the pool area.
  6. No food or beverages allowed in the pool.
  7. Food and beverages should be kept at the tables only.
  8. No trespassing. Use of the pool is limited to Stripers Landing Comprehensive owners, residents and their guests, and a property owner’s lessee. If your access has been intentional deactivated by the Comprehensive board, you are trespassing if you are in the pool area.
  9. Management and/or Pool monitors reserve the right to refuse admittance, eject from the pool premises, or suspend pool privileges of any person or family for violation of any pool rule.
  10. Each property is permitted to have up to five (5) guests (total of 6 in party) at the pool. Owners or Residents must accompany their guests at all times.
  11. Resident minors and 12 and under, must be accompanied by an adult at all locations of amenities at all times.
  12. Babies and Toddlers who are not toilet trained must wear a swim diaper. Parents are responsible for ensuring that their children do not urinate or defecate in the pool. Any person or parent found to allow contamination will be charged $150 for pool fecal cleanup service to treat the pool.
  13. Proper family style swimming attire must be worn while using the pool. (T-shirts are allowed over swimming attire.) No cutoffs or street clothes allowed in the pool.
  14. Do not swallow pool water or spit in the pool.
  15. No running, diving, rough housing, chicken fighting, boisterous or rough play, or excessive noise is allowed.
  16. Radios brought to the pool shall be kept at a minimum volume. Earbud usage when more than 10 additional patrons are at the pool not including your party.
  17. No bicycles, skateboards, or other wheeled items, except for wheelchairs, in the pool area.
  18. No throwing of any type of toys, including balls or water balloons in the pool facility.
  19. No floatation devices that interfere with the use or enjoyment of the facilities by others are allowed in the pool at the judgement of the monitor or management.
  20. Any item or floatation device that has been in the lake must be rinsed off prior to using in the pool to prevent algae growth.
  21. Any person with blisters, cuts, open wounds, diarrhea, or infectious disease are prohibited from using the pool.
  22. Use of the pool/pool area when closed is trespassing.
  23. Do not give access to the pool area to anyone. Do not prop open the gate.
  24. All persons using the pool facilities shall obey the pool capacity requirements as defined by Franklin County Health Department.
  25. Appropriate physical and verbal behavior must be maintained as this is a family friendly environment. Appropriate conduct, as determined by management and/or staff, may result in immediate expulsion from the facility and the suspension of access privileges.
  26. No hanging/holding onto ropes. Damage to ropes will incur a fine.
  27. Do not bring furniture, from the cabana, into the pool area. Do not remove furniture from the area.
  28. Put the umbrella down when you leave the area. If a windstorm blows up, please lower the umbrellas.
  29. Saving of places is not allowed. If you leave the pool area, take your property with you.

 

BABY/TODDLER POOL RULES:

  1. Children must be supervised at all times.
  2. Baby/Toddler pool is for use by children 5 and under who are, accompanied by an adult.
  3. Babies and Toddlers not toilet trained must wear a swim diaper. Supervising adults are responsible for ensuring that their children do not urinate or defecate in the pool. Failure to prevent contamination will result in a $150 fee for the pool fecal cleanup service call to treat the pool.
  4. Children with open wounds, cuts, diarrhea, or infectious disease may not use the pool.


         CABANA RULES:

  1. Furniture may not be removed from the area.
  2. Clean up after yourself/family/group. Trash cans are provided. 
  3. Turn off and clean grills after use. Bring your own utensils.
  4. Pets must be on a leash at all times.

GENERAL RULES AND POLICIES STRIPERS LANDING COMMUNITY AMENITY USAGE:

  1. These rules are intended to ensure the continued operation and maintenance of facilities and protect the health, safety and welfare of the Stripers Landing residents, guests and authorized users.
  2. Property owner shall be defined as a deed owner. A resident shall be defined as someone who resides with a deed owner within the community or a tenant who resides in a home within the community. Guest(s) shall be defined as a person visiting a deed owner or resident or is a temporary lessee of a deed owner.
  3. Access remains activated as long as the owner is financially in good standing or has not been found to be non-compliant with these rules and policies.
  4. Access will only be issued to the deed owner.
  5. Fob(s) either lost or damaged can be replaced at $25 each.
  6. Non-residents using Comprehensive amenities, who are not guests, will be considered trespassing.
  7. Access that management has deactivated will cost $50 to be activated per property.
  8. Security camera recordings of vandalism, property destruction or rule-breaking will automatically result in the deactivation of access to all amenities and may result in criminal prosecution.
  9. The deed owner is responsible for any damage or noncompliance of the rules by their residents or guests.
  10. Offense schedule is as follows:
    1. 1st offense: Written/email notice to offending resident’s household with a 7-day suspension of access  and a $50 reactivation fee.
    2. 2nd offense: Written/email notice to offending resident’s household with a 14-day suspension of access and a $50 reactivation fee.
    3. 3rd offense: Written/email notification to offending resident’s household with suspension of access until the Board of Directors determines reinstatement. There will be a $50 per access for reactivation fee.
  1. The Stripers Landing Comprehensive Association reserves the right to add/or modify this policy as necessary.
  2. Do not loan your fob(s) to others.  Do not use your access to allow others not in your party, whose access has been deactivated, to enter comprehensive amenities.  If found to violate this rule, your access will be deactivated for 90 days.  You will need to pay $50 to have your access reactivated.

These rules are intended for the benefit and safety of all owners, residents, guests, and renters. We appreciate your co-operation.

ACKNOWLEDGEMENT/AGREEMENT:

Use of the Access by me, my household, or my guests is acknowledgement of the Stripers Landing Comprehensive Rules and Policies have been read. I further acknowledge the waiver as set forth and agree to its terms. I also understand that I am financially responsible for any damage caused by me, my household, or my guests. I understand that my access may be deactivated at any time if I fail to follow the rules and policies.

RESIDENT WAIVER:

I understand the Stripers Landing Comprehensive Homeowners Association, Board of Director, employees, and staff assume no responsibility for injuries that I and/or my guests may sustain as a result of my physical condition or resulting from my participation in any activity, sport, use of the pool or any Stripers Landing Comprehensive amenity. I and/or my guests expressly acknowledge on behalf of myself and my heirs that I and/or my guests assume the risk for any and all injuries and illnesses that may result from my participation in these activities. I and/or my guests hereby release and discharge Stripers Landing Comprehensive Association, its agents, officers, employees, and staff from any claims for injury, illness, death. Loss or damage that I may suffer as a result of my participation in these activities. I and/or my guests understand that Stripers Landing Comprehensive Association is not responsible for personal property lost or stolen from the amenity facilities.

Property owners who qualify to rent their home shall provide their renters with a copy of these rules and policies. Property owners are responsible for their renters.
